“I could honestly say that Matt and his team made my home a safer environment for me and my dog. Thank you!!”
Think you might have a mold problem but aren’t sure? Professional testing gives you lab-verified answers so you know exactly what you’re dealing with.
You can smell something, or maybe you can’t, but your allergies have gotten worse and you don’t know why. Maybe there’s a discolored patch on a wall and you’re not sure if it’s mold or just an old water stain. Maybe you just bought a house in Santa Ana and you want to know what your family is actually breathing before you move everything in. Whatever got you here, professional mold testing takes the guesswork out. It tells you whether mold is present, what species it is, and how concentrated it is in your air — information you genuinely cannot get from a visual inspection or a kit from the hardware store.

There are clear situations where testing makes sense. You smell something musty but can’t find where it’s coming from. Someone in your household is dealing with respiratory issues, headaches, or allergy symptoms that seem to get better when they’re out of the house. You’ve had a water event — a roof leak, a plumbing failure, moisture backing up from an air conditioner — and you want to know if mold took hold afterward. You’re buying or selling a home and need real documentation of indoor air quality. You’re a landlord dealing with a tenant complaint and need data, not a guess. Or you had mold treated previously and want confirmation it was actually resolved.
Santa Ana’s housing stock skews older — plenty of homes here were built in the 1950s and 60s, with plumbing and ventilation that wasn’t designed with moisture control in mind. Add in the condensation that builds up around A/C units and swamp coolers during hot stretches, slab foundations that don’t breathe, and bathrooms that may never have been properly vented, and you have a lot of places where mold can quietly develop without ever announcing itself. A flashlight and a walk-through won’t catch that.
We don’t use consumer test kits. We don’t base findings on what happens to be visible. We use professional air sampling and surface sampling methods built to detect mold whether it’s growing openly or hidden behind drywall and under floors.
Air samples measure the concentration and species of mold spores inside your home against an outdoor baseline — that comparison is how you identify elevated mold activity even when there’s nothing you can see. Surface samples identify specific species on materials where growth is suspected. Every sample goes to an independent certified laboratory, not an in-house setup. The lab report you receive shows exactly what species are present, at what concentration, and how your indoor levels stack up against the outdoor control. It’s not a pass/fail result. It’s real data — something you can share with your doctor, submit to your insurance company, or use in a real estate transaction.
Testing is one of the cheaper parts of the whole mold assessment process, and it’s the part that actually tells you what you’re dealing with. What you pay depends on how many samples are needed, which is driven by the property’s size and how many areas need to be checked. A small house with one problem area needs fewer samples than a larger older home where mold might be in multiple locations. We give you pricing before we take any samples — no surprises. When you weigh it against the cost of unnecessary remediation based on a wrong assumption, or the cost of ignoring a real problem because you weren’t sure it existed, testing is a reasonable investment.
A lot of remediation companies offer free testing as a foot-in-the-door sales move. The problem with that setup is straightforward: the company telling you whether you have a mold problem is the same one that gets paid to fix it. We use independent certified labs and hand you the full lab report so you can look at the numbers yourself. If everything comes back clean, we’ll say so. There’s no upside for us in inventing a problem. If the results show elevated mold levels, we’ll explain what they actually mean and go through your options with you, including our remediation process.
